Mafcohouse designs environmentally conscious cottages and homes that respect their often rugged sites. The MH pre-engineered building system is based on a 16' X 16' modular post and beam superstructure. Any number of modules can be selected to meet each client’s individual needs. The series of modules are configured to integrate with the building sites topography while considering both the sun's path and unobstructed views beyond. An open-plan post and beam framing system provides the opportunity to integrate extensive walls of floor-to-ceiling windows, blurring the divide between inside and out. Since 2003 our goal has been to bring design, client and contractor together in a collaborative process to realize each client’s vision.

PROCESS

CONSTRUCTING A BUILDING USING PRE-ENGINEERED MODULAR BUILDING COMPONENTS, AND PROVEN CONSTRUCTION METHODS SIMPLIFIES THE PROCESS AT ALL STAGES OF PRODUCTION.

MH provides Structurally Engineered Construction drawings ready for permit submission. Our buildings are configured as standardized pre-engineered framing components to be erected on site.

Taking into consideration each building site's topography, a MH structure can be assembled on concrete piers, a sealed crawl space or walk-out lower level foundation. Roof lines are kept low and flat, and roof framing is structurally engineered to withstand maximum wind and snow loads.

MH supplies and delivers our pre-engineered building components to both road and boat access sites. These include sub-floor framing, post and beam superstructure, roof framing, exterior and interior wall framing, roof membrane and windows and doors. MH contractors apply the roof membrane and install our standard windows and doors. The cost to date for a MH sealed structure has averaged between $120 - $125 per square foot.

The labor to erect the house is provided by a MH recommended contractor or a contractor of your choice. We communicate with the contractor throughout the construction process to coordinate deliveries and review building methods. During construction, several site visits are made to inspect the work completed. Labor has generally averaged $25 per square foot.

The general contractor, and client in collaboration with a MH construction manager will provide site preparation, driveway, septic and services required for the building process. The GC will manage the foundation construction and supply all materials and labor to build the foundation specified to the MH engineered drawings.

The general contractor provides a network of reliable and reputable sub-trades to install mechanical and finishes. MH can recommend and consult on a selection of our standard interior and exterior finishing materials. Mechanical and finishing costs have averaged $120 per square foot.

As with all construction ventures of this nature, building costs can fluctuate in relation to unique challenges. The MH standardization of modular building components provides an innovative and intelligent response to the costs of designing and building a modern home.
